Redfin, Brentwood, Los Angeles, September 2026:

  • Median sale price: $2,459,311, down 10.4% from a year earlier
  • Homes sold: 94, down 13.9%
  • Median days on market: 62, down from 88

The median mixes condos with estates, so it says little about a house on a big lot. The Brentwood homes for sale on our guide on November 3, 2026 show the top of the market:

  • 3099 Mandeville Canyon Road: asking $70,000,000, 9 bedrooms, 20,000 sq ft, about $3,500 a foot
  • 13058 Rivers Road: asking $70,000,000, 7 bedrooms, 11,724 sq ft, about $5,971 a foot
  • 12705 Chalon Road: asking $49,500,000, 7 bedrooms, 11,449 sq ft, about $4,324 a foot
  • 401 N Tigertail Road: asking $44,000,000, 9 bedrooms, 20,000 sq ft, about $2,200 a foot

These are asking prices, not sales. With 26.9% of homes taking a price cut and the typical sale at 97.1% of list, buyers have room to negotiate on many homes.

Streets and Pockets

  • The canyons. Mandeville Canyon Road and Tigertail Road run north toward the Santa Monica Mountains.
  • The flats north of Sunset. Our sale at 231 N Kenter Avenue was a 1941 farmhouse style home, updated, on a flat lot of about 12,000 square feet.
  • Shopping, food and golf. The Brentwood Country Mart, Tavern, Vincenti Ristorante and the Brentwood Country Club.
  • Open space. The Getty Center sits on the northern edge, with Topanga State Park and the Santa Monica Mountains beyond.
  • Schools. Our guide names Brentwood Science Magnet, Brentwood School and Archer School for Girls. Confirm school assignment by address.

Measure ULA on a Brentwood Purchase

Brentwood is in the City of Los Angeles, so Measure ULA applies to the sale. For sales recorded from July 1, 2026, it is 4% of the full price from $5.4 million and 5.5% from $10.9 million.

On a $44,000,000 sale, 5.5% is $2,420,000. A seller near the $5.4 million line has a reason to take a price just under it, and we look for those homes when you are shopping in that range.

How We Work With Brentwood Buyers

  1. Price by the street. We pull closed sales on the streets you like and compare them by price per square foot and by lot, not by the Brentwood median.
  2. Read the listing history. We check days on market and past price cuts before we write a number.
  3. Check the land. On older homes we look at lot size, slope and what could be built, so you know the land value under the house.
  4. Run the ULA math. We show where the price sits against the $5.4 million and $10.9 million lines.
  5. Negotiate. We write offers with the closed sales behind the number.
