What Homes Sell For in Beverly Hills
Redfin, data through August 2026:
- Median sale price: $4,022,338, up 34.1% year over year
- Median price per square foot: about $1,370, up 15.8%
- Average days on market: 68, down from 84 a year earlier
- Sale to list price: 96.5%, so the typical home closed about 3.5% under its asking price
- Homes sold above list: 28.4%, up 16.3 points
The median hides a wide range. On October 13, 2026, the nine highest priced Beverly Hills listings on our site were asking from $32,995,000 to $74,500,000. Condos on the Wilshire corridor and older homes south of Wilshire trade well below the median. Redfin counts "hot" homes as the ones that go pending in about 28 days at close to full price. The rest sit longer and sell under list.
For a buyer, that means price is negotiable on most homes, and the ones priced right still move fast. We pull the closed sales on the same street before you make an offer.
Streets and Pockets
- The Flats. The grid between Santa Monica Boulevard and Sunset Boulevard, with streets like N Roxbury Dr, N Rexford Dr, N Alpine Dr and N Elm Dr. Flat lots, walkable to Beverly Gardens Park and the Golden Triangle. Some older homes here are bought for the land and rebuilt.
- North of Sunset. Larger lots and canyon streets such as Benedict Canyon and Coldwater Canyon, plus the Greenway Dr and N Whittier Dr area near the Los Angeles Country Club.
- Trousdale Estates. Hillside lots above Doheny Dr, many with city views. Summit Dr, Vick Pl and Loma Vista Dr are in this area.
- South of Wilshire. Smaller lots, Spanish and traditional homes, and duplexes. The most common entry point into the city.
- Beverly Hills Post Office (BHPO). Hillside streets with a 90210 ZIP code that sit in the City of Los Angeles, not the City of Beverly Hills. That changes permits, schools and transfer tax (see the FAQ).
Homes inside the City of Beverly Hills are served by Beverly Hills Unified School District. BHPO homes are in LAUSD. Confirm by address.

How We Work With Beverly Hills Buyers
- Numbers first. Before you tour, we send the closed sales on the street and the asking price per square foot, so you know which homes are priced to sell.
- Off market access. Our VIP Off Markets list shows homes before they reach the MLS.
- Land and rebuild math. On the Flats, the lot can be most of the value. Jonny Sorrentino runs the teardown math: lot value, build cost and what the finished home should sell for.
- City lines. We check whether a home is in the City of Beverly Hills or the City of Los Angeles before you write an offer, because transfer tax and permits differ.
- Three offices. Calabasas, Sherman Oaks and Brentwood, with Rodeo Realty behind us.
